Is this a good deal? Willow Glen Townhome/Condo for 510K, 3 bed 3 bath? Does the area have good resale value?

What are your thoughts on purchasing a townhome in Willow Glen? Is a price of 510,000 for a 3 bedroom, 3 bathroom townhome reasonable and a goodvalue? I'm looking to purchase and hold for 5 to 10 years and hopefully resell. Do you think Willow Glen's value will hold for the future?

I like the Almaden Walk homes. I think the south end of Willow Glen is coming along well. I have seen the models and the pros to the homes are size, newness, contemporary styling and the Willow Glen address. In my opinion the down sides are; tri-level, views off the back side of the house is the next units garage, parking, and Guadalupe Creek.

The City of San Jose had plans to create a "river walk" trail along the Guadalupe but with the change in the economy, who knows when that will actually happen. Beautifying that side of the street would help the Almaden Walk area.

If California re-instates the $10K tax credit for the new developments, I believe the deal making could happen. Best to ask a lot of questions of the builder and what help they can offer with closing costs. I think the 5-10 year plan is a good one.

Unfortunately, I have had no personal experience with Olsen Homes to be able to comment on the quality of their development or their sales services.

The newer town homes near Oakhill are the only 3BR/3BA I am aware of in the 95125. Although called Willow Glen, I would not consider it the heart of Willow Glen and nor would I believe it will appreciate the same.

There are also new units on Old Almaden Road that I believe start in the $400s - and I believe those are a better value as they are closer to downtown Willow Glen.

If you do not need so much room - the unit on Delbarr Ct is a good deal.

I agree with Bill - Willow Glen is a very stable market when compared to other San Jose areas.

In general you can't go wrong buying in Willow Glen, but please give us details of the particular property you are considering. There are just a couple of locations which are in the 95125 zip code but not really part of what is usually meant when we say Willow Glen.

Willow Glen and Cambrian are two neighborhoods in SJ that have not been hit as badly as others. So when things turn around, they will appreciate better too. A client of mine just bought in Willow Glen a Single family home for $585K. I think it will hold its value. Its your choice in the end. If you need help, get in touch with me.
