I would also check out the discounted loan products on this website. You would need to qualify income wise and possibly some additional criteria.

Hi Kelly! I would talk to a couple lenders in your local area. You may qualify for a Rural Development Loan which is still a true zero down program with competitive interest rates. If you qualify for an RD loan the house must also qualify by meeting certain specific criteria. Also remember if you haven't owned a home in the last 3 years you could qualify for the tax credit of 10% of your purchase, up to $8,000. Good luck!

GREAT QUESTION:

Only wish, no there is no special financing for single parents. Contact a mortgage broker review your financial records, credit scores, and debt ratio. Lenders require 3.5% or more as a downpayment.

If you are not wanting to purchase a home within next 75 days best to hold off not call a lender. Your credit will be pulled lowers scores will be lowered.

Any credit issues make attempts clear or reduce credit card balances your scores will increase HOWEVER never close a charge account it lowers your scores.
