Is there lenders out there that would take a chance on a person that has a 610 credit score with 20% cash down?

Yes!! FHA requires a 580 mid score, 96.5LTV. I work with a lot of people who have less than perfect credit. I tell all my clients that need a pre approval to visit The Lenders Network, I have had clients with scores under a 600 get approved. If anyone can get you a loan they can.

This is a question for a lending institution. There are many, many loan products available and, for that reason, you should talk with a loan officer. I suggest contacting someone at your current bank or, if you don't have anyone to go to, message me and I'll provide you with someone. Good luck!
