I have extensively studied this market (previewing each property), preparing for an auction with my client at the Fitz Condo on Rockville Pike. There are many opportunities and it just depends on your preference (secure building, amenities, etc). You will find an interesting mix of newer and older properties. Also the condo fees are not unitform regarding what they cover. If you just look at the price and compare you will being doing yourself and your budget a great disservice. Some condo fees actually include utilities where some only go towards the common area maintenance. I have a spread sheet that actually does a side by side comparison on all of these properties in this area.

There are quite a few 2 bdrs available near the metro under 400K,depending on the amenites you are looking for. The monthly condo fees vary depending on the building. The Grosvenor has some resales and also new construction. My office is located right across the street. I would be happy to email you the listings.

Grosvenor Park, Bentley Place, Bethesda Park, Gables of Tuckerman, The Falls Wood, and more are available. If you are a first-time homebuyer, you are probably eligible for the $8000 tax credit. This is a buyer's market and there are plenty of choices available.

There are several options near the Grosvernor/Strathmore metro under $400k. Grosvenor Park, TenTenOne and Parkside would be closest. Grosvenor Park & TenTenOne are high-rise condos, Parkside is garden-style. (There are a few garden-style at GP, but they are rarely on the market.)

Along Tuckerman Lane there are several communities - such as Bentley Place and Gables of Tuckerman. However, those are a little longer walk to metro.
