BBVA Compass has a program for teachers. As mentioned, there is also the USDA loan (but you have to buy in a rural area to qualify). Certain cities offer down-payment options that aren't highly publicized. Contact me if I can be of any assistance to tell you more.

There are also, those USDA Programs 100% financing- . I have a great lender who can let you know where those locations are. Most are rural locations- Here is an example of one property that qualifies....

If your income is less than $55,000 (my wife and daughter are teachers and theirs is), you would qualify for a 3% down payment, no PMI loan. Down payment and closing costs can be gifted. It would be much better than an FHA loan even though the rate is a little higher as you don't have the monthly mortgage insurance. Contact me if you have any questions.

You will definitely want to bookmark this site. http://www.txhomeprograms.org This site lists all of the programs available in the state of Texas. Depending on the area there are a lot of different programs and grants available for first time home buyers.

WR Starkey Mortgage in Wylie, TX would be a good place to call. Charlie Waller is great to work with and he's really great about explaining things so that home buyers can understand them. You can reach him directly at 972-442-3757. Charlie usually has downpayment assistance programs and sometimes there are grants available for teachers/police/firefighters. (Programs come and go, based on available funding.)

Yes....but often I find these are so much hassle for not much savings, it's better if you can to go with traditional financing. Sometimes that is trouble enough.

There are not any special program for teacher at this moment.You may talk to a local real estate agent for all the options you have .Good luck.

Lauren, be sure that you talk to several lenders because different mortgage officers sometimes have different programs that they offer.

Just like anyone else you need qualify for a loan recommend to contact a mortgage broker review your file how you can qualify for a mortgage
