You may want to look into some of the CalHFA programs. Specifically, take a look at the ECTP program.

There may be programs for teachers, but generally, there are CRA (community reinvestment act) loans that base their eligibility on location of the property and income limits. If you'd like to look into these, I'm happy to help. CRA programs can offer low down payments, great rates and access to credit that might not otherwise exist.
