Is there any problems to buy a house which is just opposite to an elementary school?

Hai ,I am looking for a house in amherst ny area and I found one house just opposite to the school. I would like to know what are positive and negative effects to buy that house? What problems will come if I want to resale that house in the future? Thanx.

It's a matter of personal preference whether or not to purchase near a school. There are some advantages such as the close proximity if you have kids that will go to that school. No bus stop or car pooling to get the kids to school. After school activities and school functions are close by as well. It could be noisy at recess time or before and after school when the kids are coming and going.

If there is a negative to being near a school, then the price will reflect that when you purchase and when you sell. In my opinion, I don't think that living near a school has as much of a negative effect as does living on a busy street or backing up to train tracks.

It is a violation of NY State Licensing Law to discuss this type of issue or give any advice to you without proper Agency Disclosure. I suggest that you discuss the issue with your agent. The State limits what a licensed agent can say or do however, noting prevents you from knocking on doors adjacent to a property you are considering and talking with the neighbors.

Negatives: The morning and evening traffic with buses and parents coming to get their children may cause you to have to plan to leave earlier than you normally would to get where you need to be on time.

Positives: You have a quiet neighbor from evening till dawn, and a very quiet one during the summer.

A future buyer may take the traffic, or the quiet, into account and decide accordingly.

This would depend upon your situation. Which Amherst school is it? Are you a first-time homebuyer? It would be advantageous for you to please contact you and we can educate you in regards to the home buying process. If you have children that would be in the age category of the school system, that would be favorable for them to attend school, after school programs etc. I would expect that there would not be any problems of a resale.
