thinking of retiring there and we are worried about making an offer as these condos seem to have been on the market for ever. Is there something that we are missing?

Some people are worried about the proposed plans for a new I-5 bridge. They are not sure how it will affect their view or traffic noise or situation. However, there are ways to get information about the plans.

Condos in general have been over built just about everywhere and this has caused a higher risk to lenders. As of last month complexes need to be qualified before FHA lending can be obtained for a unit. A key stat is occupancy rate for funds coming in and what reserve funds the HOA has to do repairs and maintenance.

Having a agent that understands this and can get the answers is critical for your satisfaction.

Hi!

There are so many reasons that could explain this. The first thing that comes to mind when I read your question is that Portland is in a "condo crisis". Condos are over built and with Condo Auctions like the South Waterfront attracts what little bit of condo buyer's there are. Foreclosed condos and bank owned condos are on the rise and offering great deals. This distracts buyer's from the "retail" condos. Just a few thoughts.

FIRST ANSWER

I have a listing on Hayden Island right now so have been watching that market closely. There has been very little activity on the island in general over the past year or two and the inventory is very high right now. I'm assuming you are referring to the Waterside. I personally think that there was not enough demand out there for that type of development and I also think they had some development delays which resulted in hitting the market after the peak. I can't tell whether I think it's a good investment without being under contract with you but your agent should be able to advise you. Good luck!
