It would be helpful to know what kind of home you need and at what what price before attempting to answer that questions.
You will not find a 2500 sq ft 4 bedroom house in a nice neighborhood for $100,000, but you can find such a beautiful house for $200,000. What you consider that a good home?

Every day good and even beautiful homes come on the market. Builders are now building again and making some wonderful homes. Yes there are homes available although they are going fast (usually only on the market a week or so if priced correctly).

You will need your financing lined up ahead of time so if you find a property you like you can move on it immediately. Will this be a cash deal or will you require financing? If this is a cash deal we will need the Proof of Funds in hand so we can submit it with the offer and show the listing agent and seller we are capable of buying the home. If this is a finance deal we will need to get your preapproved. I have lenders that can help you with this should you need them. Once you pick a loan officer have them supply you with a preapproval letter. We will submit this to the seller along with our offer to show them you are ready and able to get a loan for the home. We can not submit any offers without one of these 2 documents.

Secondly, while you are getting approved or getting the POF (proof of funds) we can start sending you homes that match your search criteria. This will give you an idea of what type of homes are available at what price range and you will also be able to get a feel how long these properties are staying on the market. This way once you get your documents in order you will have a good feel for the market and be ready to make your move. there are still great buys to be had.it depends on how you look at the market. The obvious foreclosures An reo. we had have dried up quite a bit. But homes for investment purposes as rentals have still good money return value. And luxury homes in certain areas are still great prices.

I just listed a home that sold for $621,000 in 2007 Brand New! It is listed for just $374,995 !
Barely lived in - used as a vacation home. 4 beds 4 baths Over 3300 sq ft with a Pool and a Casita (guest Home) in a Guard Gated Golf Course community in LAS VEGAS. You tell me what that would sell for in Los Angeles ?!

There are great homes for sale in Las Vegas, NV. The homes cost less than homes in California and Arizona and the quality of life is great. You did not say anything about the home you would like to find. My home is still for sale woth a pool, spa, media room, 3-4 bedrooms, 21/2 baths,1/3 basketball court,3 car garage,great neighborhood,cul-d-sac, no HOA, I'm at blisstraveler@yahoo.com. You will love the place. I need to move for medical treatment and my love life!

There are homes, but if they are good, they seem to be quick to go to investors. Cash buyers don't have to wait for loans to be approved, and sellers are willing to grab and go when the offer is on the table. The more cash you have to put down, and the fewer concessions you are asking for at closing will help you get a home. I personally know of pre-approved buyers that have put offers down on 9 properties, in the last 2 months, and haven't been able to close one deal, all because cash buyers have made offers that were more appealing to the sellers. Most times the buyers haven't even seen the home! Work with a buyers agent who has knowledge all of your criteria, and when the property with all your specifics comes up, you will be in line to make the offer. Don't delay when there is something that you are interested in.

Thank you for all the reply's, We are looking for location,location,location! Most important!! We would like a larger lot, it's just two of us no kids so schools are not an issue, we would like to be close to shopping and amenities. Open floor plan with a pool or room for one. We liked the lake Las Vegas area but we do not want to have such high HOA's Other than that we will look at everything Fixers,short sales, anything and everything up to 400K

You really need to consider hooking up with a single real estate agent who can talk to you about specific criteria and then start searching for you. Based on the information you provided, there should be a nice assortment available depending on what part of town you want to live in. How quickly you want to get something and how you want to proceed are factors in determining what is available. If you are interested, of course, I would be available to help you with your search.

There are some good homes left for sale in Las Vegas. There is not a lot of inventory so the buyer must be strong and have a clean offer. The proces can be discouraging because there are so many cash buyers right now. I always keep an eye on the HUD homes for owner occupied buyers. The chances of a buyer winning the bid on a HUD home is sometimes much better than going up against the cash investors on a regular sale. There are strategies that can help win the bid when you have a savy agent who knows how to bid. Also many of the HUD homes allow for the repairs to financed into deal. We can talk more about that later. The key is not to give up. A short sale that has fallen out of escrow or the buyers circumstances has changed and they cancel right when the bank has accepted the sale can be an opportunity. Your agent must be on top of every scenario in the current market. It is not easy in this market but there are some great deals out there.
