Danny, you can also see all the new construction listings that are in the MLS thru REALTOR.com, once you enter in the zip code or city- there is an option under "age of home" for new construction.
Getting a search thru an agent would be easier and you would probably get more detail and any licensed agent can help you with that. If you are thinking of buying, I would suggest you make sure you contact a REALTOR (not all agents are REALTORS and therefore are not bound by our higher standards and code of ethics) and a REALTOR who is an ABR (Accredited Buyer Representative). An ABR has completed more education and proven experience working in Buyer's representation. May people don't realize the importance of Buyer representation when it comes to new construction.
Like resale home, the site agent is working in the seller's best interest. It will be to your great advantage to select an ABR to represent you- there are many ways they can help you, including negotiating on your behalf and guiding you through a complicated process. You do need to have your Buyer representative before you start visiting new home sites. That way, your Buyer's Agent's commission will be paid by they Listing firm. It won't cost you anything to have an advocate working for you. Site agents do not want to pay a Buyer Broker's commission once you visit the site unrepresented- and then it gets complicated if you do want representation.
My advice to you -- and to all Buyers out there-- take the time to interview Buyers' agents before you start looking at properties. It will save you a lot of money and heartache in the end.
