Is there a website that I can get info on Days on Market and asking price history for the spokane area? I
know agents can look it up but I don't want to waste anyones time with my curiosity.

Hi Tobias! Your daughter is adorable. :)
Each realtor has accsess to the live MLS and DOM are reflected on each listing, however many homes are re-listed, so it takes a little homework PER HOME to know for sure the actual DOM. There are averages and monthly ststas put out by the SAR (Spokane association of realtors) I can provide you. I think your best bet is to interview a few agents (in person if possible) so you have an trusted advisor/ advocate here working FOR you to catch the best deals. We can all sell REO properties, and the most important thing is having a good agent who can find what you need when you need it! It sounds like finding a good deal is your priority, and that is going to take the right timing and some luck. I imagine it is difficult taking the leap of trust to form a professional relationship, but it would greatly benefit you. I have several references, if you want to chat! :) It looks like you may even have a bigger priority than statisics, such as a good place to raise your daughter! Statistics are very important, but remember, whatever home you purchase here will most likekly appriciate at the same rate as any other home regardless of how much you pay for it. A quick response to Cindy Vedder, sorry Cindy I am partly wrong, however the client is asking for Market Time and Pricing History on specific homes, which is not available through any site as our MLS does not publish that data publicly. That info is also not available in the auto e-mail formats that Chris mentioned.

I beg to differ Mark, Data Quick IS located in 46 states INCLUDING Washington. Click on the "Geographic Coverage" tab, select Wa and then select Spokane. However, there are probably better sources for the information you requested Tobias-I'm just used to going to them. Good Luck. Cindy Vedder

Please note that with a lot of your questions have come many "answers" from people not in this market. i.e. answers below giving you dataquick and ziprealty. Hi Tobias, Just as mark responded, to my knowledge their arent any public search engines that will give you days on market. I checked around with several of them and none of them did. Also, as Mark said this number would be a bit tainted with agents re-listing their properties for various reasons, price changes, new property improvements, etc. I would just do some interviewing of agents and have one start working for you, because as you may be aware, as a buyer our services are 100% free to you, sellers pay all agent compensations. Some brief property criteria is all your agent would need to set you up on an auto email website program that will give you the asking price and days on market of any home for sale now and daily when new homes matching your criteria come on. Tobias, I wish there was, but even if it existed it would not give an accurate count for you. Unfortunately many agents tend to continually re-list property every month or two, which keeps their “statistics” looking “better than the market average”. The only way to get the true numbers is for your agent to do a history search, which is not available, as far as I know, to the public. Actually, with your obvious interest in Spokane, and the fact you are coming this way, I suggest it is now the best time to get someone working for you, and learning what it is going to take to make your relocation a successful one. That is what we are here for, and a good agent helps you evaluate properties, their desirability, their value, and especially their suitability to your needs and desires. The bottom line is not how long it has been listed, nor what previous prices were, it is what the property is worth comparably in the market today, and does it fit what you want and need. Market time may stigmatize a property, but it really isn’t even “on the market” until it is priced competitively. Statistics may well be your enemy in buying a home. They confuse and mislead as much as they inform. Trying to evaluate a market, and individual homes, from afar, without the specific aid of an advocate on the other end, is, as you are finding, a futile effort. I suggest putting your efforts toward evaluating the professionals at that destination, as to who will best help you. Contact Mover’s Advantage at USAA and ask their advice, assuming you are a member.
