Is there a way to tell if a property listed on Trulia is in fact still on the market?

phillygirl - I found trulia very helpful in my home search but I also used the search listings functionality on my realtor's company's website. Usually these pull right from the MLS and will notate whether the property is under contract. If it is no longer on the market it won't show up on the search. I have found the most comprehensive search site to be through prufoxroach.com (though my realtor is with a different firm). Hope this is helpful. Also, don't feel too badly, its your realtor's job to look up the houses you are interested in.

Hi Phillygirl,

Not a problem at all. But what I would suggest is that you should try to ask your buyer's agent to send a list of properties that comes up as Search Results on TREND MLS (according to your search preference) because that has more updated information than for you to look around on the net and get out-dated information.

Or just simply have a sit down in front of the computer with the agent and search for properties together. Good luck on your home search! If you have any questions, feel free to contact me.

Have a good one!

Thanks, everybody. I'm working with a buyer's agent, but several times I have contacted her about specific properties, only to be told, oh, that's under contract, or it's off the market --- even though it's newly listed on Trulia. I don't want to drive her crazy by making her look up listings that aren't for real, so I just wanted to know if there's a shortcut. Maybe I'll try realtor. com.

Hello Phillygirl,

How are you? A lot of consumer sites don't get updated as quickly as the TREND MLS (Realtor's Home Search Database). So if you like, you could email me the addresses or MLS# of the homes that you are interested in and I'll be more than happy to send more information to you.

If you have any questions about anything else, please feel free to email me at Phong.Lam@c21ag.com and I'll be more than happy to assist you.

Have a great day!

Sincerely,
Phong Lam

If it is a MLS listing, you can try to contact a real estate agent in that area to check on it and see if it is still in the MLS. If it's a non-MLS listing the best way is to try and contact the person who submitted it to Trulia.

You can look and see if it shows up on REALTOR.COM. Realtor.com gets most of their listings from the local MLS feeds, so chances are if it's on REALTOR.COM it is still available, but NOT being on REALTOR.COM doesn't necessarily mean it's not available.

Sites like Trulia and Zillow are great - for the most part - but the problem arises when something is added but never updated later. There is no control over the content like there is with the MLS listings.
