You can definitely find out what homes sold for in your area. Along the Wasatch Front real estate agents use a system called the Wasatch Front Multiple Listing Service, for the consumer it is http://www.utahrealestate.com. Unfortunately the consumer is not able to see what homes sold for, only what the seller is asking.
If you want sales prices in a specific area or for a specific home let me know. As a real estate agent I have access to all homes that sold across the wasatch front. I can tell you what it sold for, how fast it sold, and the price per square foot it sold for.
If you want me to look into some homes for you let me know - you can contact me anytime at 801-599-7945 or jaren@redstoneresidential.com
Thank you,

I wanted to follow up with you and see if you had any other questions about your home or homes around you that have sold recently. Let me know how I can help.
Also, I wanted to let you know that Redstone Residential is a little different that other brokerages. If you hire us to list your home and you also allow us to represent you when you buy a new home we will reduce our Listing Agent commission by at least 1%. In your situation this should save you at least $4,000 when you sell your home. And as I am sure you know if you use us to represent you when you buy a new home you pay us nothing, our commission comes from the seller.
Let me know if you have any questions. When you are ready to list I will be here and I will save you some money!
Thank you,
Jaren Larsen

Thank you for responding, I would be happy to give you more information about the home that sold 2 doors down from you. 2481 Kensington Avenue was listed for sale on 7/1/2011 and sold on 1/24/2012. Like you said, it was on the market for a long time. This area is a very sought after area and homes that are priced right usually sell really fast. Unfortunately this home was priced a little too high to begin with.
It looks to me like this home was purchased by an investor with the intent of flipping the property for a profit. I will give you a quick timeline of the home and it's activity.
The home was purchased on 4/8/2011 - at this time the home needed some updating, from the photos it looks like nothing had been done to the home since it was built in 1951. The new owner remodeled the home and installed a lot of upgrades. Did you have a chance to walk through the home after they remodeled it?
The home was relisted on 7/1/11 - the original asking price was $499,000. The asking price of the home was lowered many times from July to January 24 when it finally sold. The final sold price was $423,000 which comes out to be about $149.00 a square foot. If your home is comparable to this home in size and quality then you are right it could be a really good comp for you. If they would have priced the home at $149 sq/ft in the first place it would have sold a lot faster. They lowered their price on 12/16/11 and the home sold 1 month later!
Here are some more comps.
It looks like there have been about 7 homes that have sold right around you in the past 6 months.
4 of the homes are on Emerson Ave. The homes sold anywhere from $114 sq/ft to $137 sq/ft. Some of these homes sold in 2 months some took 4 months or more to sell. If you want me to send you more information on these sold homes and others in the area let me know. If you could email or call me and give me your email address I can send you a more detailed list of the homes that have sold in your area.
Hopefully these can help you and your wife make a decision. Let me know how I else I can help.
If you are thinking about selling your home, now is a good time. With spring right around the corner more
and more buyers are starting to look again.
I hope to talk with you soon.

First of all, thanks to all 3 of you for jumping all over this. Very smart ... especially the SLC folks!
Long story short, the house 2 over from us - 2481 Kensington Avenue, Salt Lake City UT 84108 - has been on the market for MONTHS. It recently sold. My wife & I may be putting our house on the market in the near future and I was trying to figure out what it sold for as it could be a nice comp.
Is that something you can post here?
Absolutely, I can look that up for you in a flash. Just contact me with the address. Once a home is changed from "under contract" to "sold" on the Wasatch Front Regional Multiple Listing service it is public record.

Absolutely. A good place to start is your local assessors office. Try an online search for the particular county, or township, where the property is located.
You can search by address, or PIN. If you can't find a particular transaction - call the office and ask for a sales history. This is public knowledge and most assessor's offices are more than willing to help and provide information or answer questions you may have.
