Is there a Mello Roos tax imposed on 27473 Bridgewater Dr., Valencia CA Assessor's ID #2811 046 001?

When we purchased the above-identified property we were told that Mello Roos assessment would be paid off in 2013. Is this correct? Is there such an assessment on our property?

Unfortunately there is a mello roos tax on this property...if you would like I can send you properties in the SCV area that are mello roos free!

Hi Rosemary,

I'm afraid there is Mello Roos on this property and it should have been disclosed to you. Usually Mello Roos bonds last around 25 to 30 years and even then are reinstated to help maintain the community.

Rosemary, the Mello Roos is paid with the property tax and is included on the property tax bill. These bills along with other fees such as HOA Fees are prorated at the close of escrow. This means that the seller will be responsible up to the day escrow closes and the buyer from that point forward.

All homes pay for what the mello roos offers. In most cases this is a bond that is collected for the local schools. You should consult your CPA to discuss tax concerns when dealing with this matter.

most mello roos are 25-35 years in term. Having been in the area for about that long, I can tell you the houses there are not that old. ask to see the original sales documents, or a current tax bill.

This tract has a small Mello Roos tax but I am not sure when it ends. You can feel free to call Gene Bleecker at First American Title 661-510-5628 who will happily obtain that information.

Rosemary Orsley, The home on Bridgewater Drive is a Town Home in the man made lake community of Valencia Bridgeport. There is no mello roos in this community. Homes in Valencia and most areas of Santa Clarita built after 2003 do have a Mello Roos. The newest homes in Valencia without a Mello Roos are located in the Valencia Creekside community. Stevenson Ranch homes will most likely have a Mello Roos. Good Morning Rosemary,

Per title they do not show a special assessment tax upon your property they do not however show an ending date. Most special assessment taxes are for longer durations than what you were told. I have a call in to the County Assessor to find out if they show ending date.
