Hi John,

Median sales prices are still below their 2006 peak in Manchester, having declined by about 10% in total, but certain price points have begun to recover, specifically ranges where there is very little inventory available. I've had very good success with my listings in Manchester over the past year- both pricing and a very unique marketing strategy have been key. The general trend for the Manchester market overall is still slightly downward, with lots of volatility year to year as the marketplace nears bottom and attempts to stabilize. Yes, it is still in decline. However, each segment of the market is different. Sellers expectations are also becoming more realistic.

The real truth is of course no one knows for sure. But consider this, come May 1 the free $8k goes away and interest rates will increase as the federal reserve stops buying mortgage backed securities. What will happen to prices when those 2 things happen at the same time? I would bet on dropping. Especially if unemployment stays high and lending remains tight or gets even harder to get.

How are you? Manchester, as I'm sure you know, is a wonderful town and community with an excellent school system. Are you looking to move there or sell your current home? I believe values are still slipping but less so in a town such as Manchester.
