It depends on the method the seller chooses to get the land sold.
The agreement between the agent and the owner is fully negotiable.

Of the approximately ten methods avaialbe, three fall into the 'traditional' model. In the traditional model, the checks are cut to pay the associated costs simultaneously by the title agent.

No, the seller does not write a personal check after the land is sold.
There would be a lot of agents left with lint as payment if such arrangement was allowed.

The commission is always paid at the end of closing.

Commission is generally paid at closing out of the proceeds of the sale.

Why would YOU receive payment for the land if YOU are the Buyer?

Most commission I aware of is due at the time you give title of the land to the buyer. I suppose it is possible to have a different pre agreed arrangement, but I haven't heard of it.

the commission is generally taken out of the proceeds from the sale and the balance is disbursed to you approximately the same time.
