Is radon gas 3.7 too hign?

No, 3.7 is not too high. Anything below 4.0 is considered acceptable , and remediation is not suggested or required. The sellers certainly won't address it.

To be honest, to really get comprehensive readings, it is suggested that the home be tested in each season, as seasonal changes can affect the readings. In my opinion, I would not worry at all about 3.7 - out in some parts of the state, they see readings over 25! If you are concerned, retest over the next year, and if you find the numbers are much higher, you can always remediate. The cost generally runs around $1200 -1800., and involves putting in PVC piping with a fan to circulate the air and draw out any radon accumulation.

I have always believed threshold to be 4.0 pico but have had clients who were extremely cautious and insisted on lower. What were conditions for test? a sealed house will likely be higher than one where people are comingand going often. Personally 3.7 is pretty close to the 4.0 limit.

Hi there, at 3.7 the radon level falls below the standard to mitigate which I believe is 4.2. Given that the seller would not be "obligated" to mitigate - but in any case, if you are uncomfortable with this level and plan to actively use the basement space as living space, you consider a mitigation system yourself.
