Bob; Yes, that townhouse, close-in Scottsdale, (older property) is a short-sale, and, is currently, as of this date 8-6-12 - under contract. Would you be interested in other townhouse properties, in the close-in to downtown Scottsdale, area? Please advise.

As you can see from other answers, it is a short sale with tenant and no showings until Sept 1. But also tax records are showing the trustee sale is scheduled for Sept 5, 2012. So they may be needing an offer to present to the mortgage servicer to get them to delay the sale and try to work the sale as a short sale. You would be entitled to an inspection period after servicer issues an approval letter but Sept 1 may come before you get that as they are still taking quite a bit of time.

Bob,

Yes this is a short sale. Occasionally we cannot get into a property either until the tenant vacates or until the seller has accepted an offer. Then the buyer can go in and do their inspection. You could write the offer contingent upon your approval once you get to view or inspect the property. You would also want to have all time constraints start once the short sale bank has approved the property's sale. Occasionally there are listing agent that will want your inspection and all due dilligence to begin once the seller signs the contract. The problem with this is that you may end up spending hundreds of dollars inspecting the property to only have the short sale department not allow it to sell for the price that you and the seller agreed to.

Hi Bob, on something like this, you'll need someone proficient in crafting contingency language since it's tenant-occupied and unavailable to see for a view weeks.

Yes, it is a short sale. The listing says:Tenant occupied. No showings until September 1st when vacant. Let me know if you have any other questions.

Hi Bob,

Yes it is a short sale and cannot be shown because it's been occupied by a tenant until Sept 1.
But you can make an offer now and view it after it's available to see. I closed 2 short sale last week.
My office is only couple of blocks north of the property.
