I have lived in Mountain House for over 2 years and I love it! The people that live here seem to have all moved here for the same reason, they are tired of the congestion and fast-paced life of the East Bay. Neighbors are actually friendly to each other here! Crime is minimal and we have police assigned to Mountain House that patrol the community. There are a many great parks and shopping is about 10 minutes away (keeping congestion down in the neighborhood).
People mention the empty lots left by developers but not having buildings everywhere allows us to have great views of the foothills and Mt. Diablo.
If this type of community is not what you are looking for then I'm sure there are other places that will accomodate you. We'd like to keep this community safe and friendly.
Kimball High currently under construction?
When will they open? 2010 or 2011?
"Abandoned commercial developments (empty lots surrounded by sidewalks)"
There are no abandoned commercial developments in MH. There are of course some undeveloped zoned lots, because MH is at full build out a town of 40k residents. You cannot fill a town of 40k overnight.
"plus no stores"
There is a convenience store, and major shopping is 5-10 minutes away, which is little different from most suburban locations.
"no medical facilities (even basic doctor and dentist offices)"
False. There is a local dentist's office, and Tracy Sutter is a fine medical facility only 10 min or so away.
"no high school"
False. There is Merril F. West HS where the kids currently go, there is Kimball High currently under construction, and there is a process of unification for a MH specific HS in the near future.
Hi Turk…
Not to sound contentious, but what are you basing your answer upon? Let me interject some numbers. The previous 2 weeks in Mountain House have been the busiest I have seen in a while. I wrote an offer for an REO property that had been on the market for 3 days and received 15 offers well over asking price.
Here is a snapshot of the MLS Data* for the period of 3/14/09 to 3/28/09:
New on Market 21
Pending/Contingent 42
Sold/Closed 15
The Data doesn’t lie. Mountain House is a red hot market. The inventory is being reduced dramatically. This is why you want to hire a local agent to interpret the data for you. If you are a Home Buyer and you aren’t making an offer that reflects the current trend then you aren’t going to be a resident in this great town. Mountain House isn’t a ghost town, come out and take a peak for yourself. You are going to love what you see.

Abandoned commercial developments (empty lots surrounded by sidewalks), abandoned residential developments (empty lots surrounded by sidewalks), and abandoned houses within partially completed subdivisions... plus no stores, no medical facilities (even basic doctor and dentist offices), no high school...equals Central Valley ghost town. Now with Livermore having affordable foreclosures, Mountain House is being abandoned at an even faster pace than previously. Stockton may be a foreclosure ridden low-income high-crime nightmare but at least it isn't a ghost town like Mountain House.
Time will tell but I believe it is a good buy. Having soon brand new homes out there, I can tell you that the people taht call Mt House home love it. Of course, they are sad about the market conditions but everyone I talk to and sold to likes living there.
The Con that Cindy wrote about (no shopping) is actually pretty close. It's a ten minute drive from Mt House to Tracy's big mall. I know because I made the drive many times to get a cup of coffee. Don't tell my old boss :)
If you want me to me negotiate a deal for you, whether it's a foreclosure or new home, contact me.

Mountain House is a great place to buy. If you look at the data, you can see that homes are selling. As an agent here in Mountain House, I can tell you that short sale and foreclosed properties are selling. Most listings receive multiple offers.
Toni
The Pros: There are a lot of foreclosures on the market and you can get a great home by a great builder at a great price.
The Cons: No local grocery stores or other shopping...you have to drive to either Tracy or Livermore.
There are great buys everywere right now. (Including San Leandro!) Find a good buyer's agent and find your dream home. There is no need to settle!
