Is it better to buy a duette single family home, 2 bed 2bath, for $650,000 or single family home with 4 bath 3 bed for $770,000 both homes near curtner elementary,

The price seems to be right for this home, but you need an agent who can give you the comparable sales and make sure you are paying the right price. However, since inventory is so low and the demand high, buyers are paying way more than the comparables to get a home. You need to make sure you are comfortable with a Duet home verses a SFR which will be higher in price.

Are you working with an agent? You can get all the advice about the schools, neighborhood data and other important information from your agent.

It looks like a great home and priced for the market. The value is up to you to determine. A duet has shared walls so you will want to know if your neighbors are the owners or if they have rented out the home. Knock on the door and meet the neighbor. Are they friendly? Do they maintain their yard and exterior? Also, with a duet how is the maintenance of the roof, fence and insurance on the property handled?

If you have an agent, that person should be helping you. If not get one you trust to help you in the process.

I would definitely say Yes to a home in Milpitas. Milpitas is a great neigborhood. The curtner elementary has good reviews. If you are seriously considering to put an offer for the above property ask your agent to give you a market analysis and the comps. that are sold nearby. That will help you to make a decision if you want to go ahead with the property or not.

It depends... Are you going to live there or one of your relatives is going to move in? Are you renting it out, both units or just one? How much are you putting down? What is your cash flow? Duplexes usually are being priced based on the rental income, not the same way as single family homes.
