What are the risks in buying a house in flood zone AE? Does all of Metairie fall under flood zone AE? what abt the flood insurance?

This is a tricky question, a lot depends on price and location. I bought 23 flooded homes some of them were in flood zone ae. One in which, I live in. Not all of metairie falls in the zone. The money to be made in Real Estate is always in the buy........ Buy it right and in this location you should not have a problem, Re zoning is taking place all over the area. It is something we all have to live with, but as far as resale value, it would depend on your location.. Remember price and location is what you need to look for. Alot depends on what price you are paying for the home, how much was it flooded and the potential for appreciation minus the risks of flooding in the future. This is a block by block analysis that can best be answered by using a Buyer's Agent - a Realtor representing you who can help you decifer what is VALUE and look at the history of this and possibly other houses in the neighbourhoods to help you make the best decision.
