Is it unheard of for a buyer to ask the seller's agent to reduce commission?

I am currently under contract on a home in PA and after home inspection we found out that their is a radon problem. We negotiated with the seller and tried to get them to install the mitigation system, but they have refused since the seller is broke. He will not even negotiate on the price. I strongly feel that this expense should not come out of my pocket since I have conceded to his bottom line number so he didn't have to list as a short sale. Is it reasonable to go back to the seller's agent and ask them to take off 0.5% of their commission?

Hello Jennifer!

Well, no it would not be unheard of...Most Real Estate Agent will offer this IF it is something that will help the buyer and seller and if there is no other way. It is hard for us as Real Estate Agents...because most people think commission is something extra in our pocket. But, actually it is our pay check and the amount that is paid to us like 3% of 2.5% is then again split or a portion is paid to our Broker. So, at the end of the day....we do not get everything that most people think we get . But, Also...make sure the seller's agent is being honest with your buyer's agent and the seller is not getting anything at settlement. Meaning he is not walking away with anything BEFORE the Agents give up any commission.

If the seller was to put this home back on the market...he would have to disclose there is Radon and this would cause either a lower purchase price as you most likely made an offer thinking that there was no Radon, Right? So, he will be stuck in the same situation. Because no one wants Radon in there home. But, again this depends on what you are getting the home for too. Are you getting the home for under market Value already? If so, then maybe you should be happy to get this deal? It just all depends. But, again...

If the seller is not walking away with ANY profit...then yeah...I am sure the Agents will help everyone one out. The worst thing that can happen is they say no. Then no one wins.

It is not unreasonable but I would want both realtors to split it not just one half. Thats my two cents though.

0.5% is a lot of money at the end of the day for the realtor to cut back on. I would first do .025 each and worse case go all for the sellers agent as it is their client holding it up

Because at the end of the day, the deal will fall through if everyone cant come to terms.

I think you should feel comfortable making any request that you feel is fair. Everyone involved in the transaction should be willing to consider helping the situation. It never hurts to ask.

FIRST ANSWER

We believe in fairness but what you are asking for is not fair it is called "good will". We are huge proponents of "good will".

In this situation what I believe is the best act of good will is each party paying for 1/4 of the total bill. In doing so, each person is offering something for all parties to benefit.

As my husband says... "Don't step over dollars to pick up dimes."
