All of Windemere does not have a higher tax rate. Some parts of Windemere have higher property tax because of a special assessment under "IMPROVEMENT BOND ACT OF 1915". This assessment is Levied mostly for 27 years, till the BOND gets paid off.
There is also a direct assessment from Contra Costa County for "County Service Area M-29 (Doughery Valley)".
Also note that some of the single family homes in Windemere, do have an HOA fee.
Talking about Dublin. You will find the tax rate will vary depending on the kind of development and when the community was developed.
Some of the property taxes in Windemere can be as high as 1.7%, but remember that there are no home owners associations for single family homes here and prices tend to be a little lower than Gale Ranch.
Parts of Gale Ranch are higher than the regulat 1.25% which is normal for most of San Ramon. You really have to look at each property individually. Your agent can easily find out the tax rate for you.
