Is it true that real estate agents in the Villages are not allowed to show or sell a buyer a home listed on the M.L.S in the Villages?

The one thing that Buyers need to realize is to see ALL the houses listed in The Villages, they need to work with a Sales Rep from the developer and a Realtor like myself. As Realtors we have listings that the developer's sales force cannot sell just like we cannot sell the developer's listings. Always it is important to realize that as a Buyer the developer's team ALWAYS represents the Seller not the Buyer. So if you want to have your own representation and to see all the listing choices as a Buyer you need to work with a Realtor!

If you are thinking about selling a home in The Villages, remember as a Realtor our focus is strictly on selling the preowned homes not the new homes. So if you do not want to compete with the new homes, list your home with a Realtor!

The agents in the villages that work for the villages are not realtors there sales people that sell exclusively for the villages they have their own site vls (village listing service) for the villages only. They also have their own resales department. To belong to the MLS takes training and you must be a Licensed agent with the state of florida pass a educational coarse and pass a state board. A builder can hire anyone to sell their properties.The MLS is reserved for those Realtors that have chosen to belong to a nationwide group all over the U.S. and not just in a nitch market place. Builders all over do work with brokers and realtors but this is not the case in the Villages.

The agents that work for The Villages are licensed with the state of Florida and pass educational exams and courses the state require to be licensed real estate agents. Things a bit slow in Winter Garden?

Yes, it is true. The salespeople for The Villages do not belong to the National Association of Realtors, or the State or County Realtor Boards or the MLS. They strictly work for the Deveoper of The Villages.

You must be a Realtor (a member of the National Association of Realtors) to enjoy the priviliege of belonging to the MLS.

That is correct. The Villages agents are licensed, independent contractors and not Realtors. In addition The Villages will not allow Realtors to show or sell their listings.
