Me and my fiance are first time home buyers, despite our realtor being kind of rude and a little lazy, we decided to put in an offer on a home we found and use her (HUGE MISTAKE). We put in an offer on a Monday and we were told we would hear from her within 24 hours, we didnt hear anything until THURSDAY asking for us to come in on Friday. When we got there she showed us they had countered back and I checked the date on the papers...and it was from Tuesday. She never called us. Then she pressured us into making a split second decision on a counter back. Anyways, at this point we've agreed on a price..and we're waiting on an apprisal to be done...and after asking her via phone and email, we had to call her and email her again to fax a sales contract . I just feel like we should find someone else, because really at this point I feel like getting lots of other things done are going to be a hassle....since we have a contract ...is it too late to find someone else?
Dear SuperFrustrated: You don't have to apologize for anything. The fact that you're confused reveals much about your agent's failure to educate/counsel you properly as 1st Time Home Buyers. One of the most basic automatic functions of a Buyers Agent is to ensure that a copy of the sales contract is delivered promptly to the Buyers lender immediately upon mutual agreement. It's clear that your Agent doesn't understand 'time is of the essence.' As I stated previously, I hope things do work out for you both!
Like everyone else suggested, talk to her and her broker. tell them that you're not satisfied with the service that you're getting and voice your concerns. Explain to them that you're worried that this will continue throughout the transaction, when it's time for appraisals, inspections, etc. and you worry the agent isn't representing you and your best interests correctly.
Sorry I know its confusing...since we're first time buyers lots of this stuff is new to us. We needed the sales contract faxed to our loan officer for the appraisal (we're doing one up front as part of the offer we agreed to_. Our realtor stressed how important it was to get things done "fast" but then we need her to do things shes not there to help. My fiance works 12 hour days and its basically impossible for him to do anything during the day, also his car has been in the shop this week leaving us with one car and really no way to get around until after 5pm which..yeah. I guess MAYBE we might need a little more attention than most couples and a little more effort, but I really dont think its asking too much to have her fax something for us...I feel like we shouldnt have to HARASS her to get things done. Also when we confronted her about not calling us about the offer she just made excuses. I dont think its unreasonable to expect a phone call when we were promised one..it takes less than a minute.
I'd agree your best route at this point would be contacting the broker.
I'm a bit curious about the comment about needing the agent to fax you a contract. You should have been left with a copy of the contract at the time of signing. I believe it's a violation of state law not to do that.
Dear Superfrustrated:
This is an unfortunate situation and I'm sorry your experience thus far has been so disappointing. Buying your first home should be a fun enjoyable adventure.
You have two options - have a serious heart-to-heart conversation with this agent and share your frustrations and disappointments. Give her the opportunity to turn things around to your satisfaction. If things don't change, talk to her Managing Broker and explain your dissatisfaction with this agent.
I truly do hope things work out better for you both!....
Tough spot. Buying a home should be a fun process not a frustrating one. Talk to your agent and make it clear you are unhappy and if she doesn't give you a satisfactory response or commitment to do her job better, then go to her broker with this problem. The broker could possibly have someone else in their office take over or at least take lead. ...it would be less problematic than if you tried to bring in another agent from another broker in at this stage.
