Is it reasonable to expect that we can find a 3BR 1.1 Bath home in 97405 20 miles west, which is newer for

less than 175K. No manufactured homes will be accepted, we would like something in good shape and a decent sized yard is very important to us. A country setting would be ideal. We have the minimum downpayment amount, have been pre approved for a loan and would like to keep monthly payments in check. I am trying to figure out if this is a realistic goal, or if saving money waiting until the future is a better idea. I would like to take advantage of the current prices and the credit, but am kind of torn on what to do.

As of today -- there are no homes for less than $180K, 3 beds, 1.1 baths in the 97405 zip code listed in the MLS system ... unless you can settle for a condo and tandem home/townhouse.

Change of criteria at all?

Hi Chris,

The problem is the 97405 area...one of the most expensive areas in Eugene. It's possible, just not probable. Are you open to other areas of Eugene or Springfield?

97405 is a pretty big zip code area... I don't think there are any houses in Eugene that would meet your criteria (well, not yet), but there might be in the Goshen area. If by "20 miles west" you mean the area along Lorane Highway or Territorial Highway, that's another possibility, but I don't recall seeing any "newer" houses there in this price range.

If your downpayment is 20% or less, there is a very high probability that you will be under water within a year if you buy now. If your job is super stable, and you plan to stay put for a long time, this might not be a problem. Note, however, that even a 5% price reduction on a $175K house will save you more than $8,000 tax credit. With tons of foreclosures that will be hitting the market later this year and in 2010, we are likely to see price declines well above 5% in Eugene... just something to think about.
