It IS possible to put a modular or double wide here. Most of the lot prices for this type of home range in price from 20k-30k. We also have mobile home/lot packages available. You better be very careful in Picayune because there have been zoning changes and the definition of modular versus mobile home/double wide has changed significantly from county to county and city to city in Mississippi.
Picayune prices have escalated post Katrina, and no signs of slowing. Between Picayune and Highway 49 there are numerous subdivisions being built as people and casinos move inland.
Make sure when you find a piece of land where the sewer will go. This will be your number one concern.

I am a REALTOR in Florida, so obviously, I do not service Mississippi. I am responding because you specifically mentioned manufactured homes in your question. Many of the rural areas I service have many lovely manufactured homes. I'd like you to be aware of and consider the possible long term financial/investment aspects of purchasing a mobile/manufactured/modular home:

1. A "trailer/RV" has wheels and/or is not permanently attached to the land. It is of no value (no matter how nice)--you are purchasing the land. It is NOT classified as "real property" and is registered with the DMV.
2. A "manufactured home" (one attached to a permanent foundation) will depreciate in value, while the land appreciates. How rapidly the depreciation occurs will depend upon the exact property in question. It is usually classified as "real property" and is also registered with the DMV (it will have two registrations if it is a double-wide). The classification of "real property" can vary from town to town--it's very specific.
3. A "modular home" (never had a trailer hitch, was assembled off-site then brought to it's current location) will appreciate in value, but not quite as much as a site-built structure, as well as the land (of course). It is classified as "real property" and not registered with the DMV.
4. A "site-built" home (even a modest one) will appreciate along with the land. And naturally, it is also classified as "real property".

The above #s 1-4 are GENERALITIES. Each option has different pros and cons. You may wonder why I've made such a point to note as to how a property is classified: "real property"--or not--is important due to local regulations and zoning, tax and insurance implications, etc. This is just the starting point. You need to find a local REALTOR in Picayune who understands these important issues (it's a pretty specialized field). Get referrals from friends and colleagues who live there.
