Is it possible to get a loan with these numbers or should I wait to improve them more.?

Hi, I would like to take advantage of the tax credit
being offered for first time home buyers and I
was wondering what you thought roughly the
amount of home I could afford if any with these stats
would be.
I have gone to some open houses in madison and monona
and currently rent in the downtown area near the capitol
building. I am single and make a little over 40,000 dollars
a year, According to myfico.com my average credit score is 710.
I only have about 5500 dollars in my savings account
and i have about 2000 dollars in unsecured credit card debt and 4,000 in student loans to pay off. I know
you can't tell the exact numbers but I would
just like to know roughly what to expect when I
go in to see a loan officer. Obviously the ideal
would be to try to pay more of the debt and save
more. I am leaning towards living in Monona as I
really like that community. Thanks and let me know if you need anymore info to help me out.

You should talk to 2-3 different banks/lenders. See which you are more comfortable with. Many real estate agents can recommend a couple lenders that have done a great job. You should also interview 2-3 real estate agents to work as your buyer agent. You want the lender to give you a pre-approval as getting pre-qualified doesn't mean much.

We are a SMALL mortgage company, based out of Lodi...so we are RIGHT HERE in your area! First of all, there are MANY more questions I would ask you...but to TRY and answer your question as directly as I can, here is what I can offer you...1. You need to truly decide WHERE you want to purchase a home at...If you must buy in Madison,Monona etc...it is going to be difficult with your income level of purchasing anything over the price of $125,000....However, here are a couple of options that you might want to consider.

FHA Loan
125,000 purchase price
Loan amount of 120,625
Rate ESTIMATE ONLY 5.5%
Principle & Interest portion of the payment $685.00
Approx Insurance $40.00
Approx Taxes $250.00
Approx Private Mortgage Insurance $60.00
Total payment would be $1,035.00

A BETTER OPTION: A USDA RURAL HOUSING LOAN **However, this requires income & property approval. What this means, is that you cannot purchase in Madison or Monona...but definitely in the smaller communities surrounding Madision.

**This might actually be the way you have to go ANYWAY, because you can get more value out of a home and a better deal! As well as your tax situation MIGHT be better as well!

Insurance $40.00

Total Payment would be $995 ....Yes, this is less and you are borrowing more money!

It is truly impossible to give out accurate rates, until you make an offer and have it accepted, because there are many things involved in the qoute..like length of time until you close on the home!

You will probably be fine. Your Realtor can try to negotiate your closings costs into an offer. I have several clients in less desirable circumstances right now. Call me on Monday and I can pair you up with a lender and get you started in as little as a few days. The market is really picking up with many first time homebuyers doing the exact thing you are looking at doing and inventories are moving quicker than in the past.

Congrats on your FICO score! You should be proud of that accomplishment. You should also be proud of the savings you have accumulated so far and the low amount you owe on student loans.

Hello Gracie,

What you should expect from a good loan officer is a lot of questions to determine your goals, needs, and objectives. They should ask you what your budget is for a house payment - principle, interest, taxes and insurance. Then, based on that number, the type of loan and interest rate, you can determine how much house you can afford. The loan officer will need personal information such as your date of birth and social security number, and information about your income and assets to complete the pre-approval. I usually spend a lot of time with my first time home buyer's covering timelines, next steps, expectations - so they are comfortable through the entire process and there are no surprises.

The most common type of loan being written today is a 30 year, fixed rate, FHA home financing loan. These loans require a 620 minimum score and 3.5% down. So, your $5500 in savings just might do the trick. Or, the down payment can come from a gift from a family member or a relative. Your 710 credit score is great - good job!

Gracie: My answer to you would be to call a lender to get pre-qualified. Many lenders have different programs for first time homebuyers, and with the lending guidelines changing, you need to contact a lender to obtain your information. A Realtor can prequalify you, but it is not the same as being prequalified by the lender. Call me if you would like a few names of lenders in the Madison area.

FIRST ANSWER

You should go to a bank and ask to talk to someone in the mortgage department. Tell them you would like to get preapproved for a mortgage,it does not cost anything, they will be able to tell you what level of morgage you would qualify for and then you would be able to see what price home to start looking for.
