Is it possible to get a 2 family in Park Slope for $1 million?

I have lived in Park Slope and remember well the days when you could, but frankly the answer is no. Brownstones and limestones in the Slope are over $2 million. Please beware of what people may call the Slope. You can get closer to your price range in a few surrounding areas, or perhaps a frame house with aluminum siding and needing lots of work in the far reaches of the South Slope (high street numbers, low avenue numbers). People are advertising as Park Slope addresses that clearly are not....so beware. I see it often in OLR, the main agent database.

It is possible, depending on the type of property, exact block location and the motivation of the seller. Check the mls at http://www.bnymls.com and http://www.mlsli.com.

HI Jeanette,

Right now I am looking at a two family 2,040 square feet, almost 18 foot wide house. Private back yard and has renovated baths. It's currently listed at $749,000.

There is also a two family 1,740 square feet 16 foot wide by 30, smaller thats priced for $700,000.

Would you consider looking in Sunset Park?

It is possible but it also depends on where exactly in Park Slope you want to be. In the "heart of" Park Slope is would be next to impossible, but if you are willing to go anywhere in the neighborhood there are definitely homes to be had for under a million.

Also bear in mind that condition is a factor. If you are willing to take on major repair work, that will broaden your horizons. I have a listing right now that is a legal 2 family on 17th Street between 7th & 8th Avenue that is selling for under $600,000!

There are 11 sales under 1 Mil in zip code 11215.

In 11217 there are no real sales under 1 million for 2 families. There was 1 3 family and 2 4 families that sold under 1 million.

Hi Jeanette,

It is possible, but right now on the Brooklyn M.L.S. there are only six 2 family homes in Park Slope availalbe. Two of those are under $1 million, and there is one just above $1 million. Much depends on the condition and location, and there are probably boutique firms that have more homes available that are not included in the M.L.S.

Another neighborhood you may consider is Windsor Terrace. It is an adjoining neighborhood to Park Slope and is also very desirable.
