I love rent to own and lease with options to purchase as long as the person I am working with does not have bad credit or at least they have a justifiable reason. I did a rent to own with a family whose son was born hydrocephlic and there was no way he could pay his portion of the medical bills. He sent money each month to the hospital but he could pay the whole bill, and it was ongoing until his son died. He was a great tenant. You just have to be careful that you understand every part of the contract. Pay a lawyer to advise you; it will be the best money you ever spent. In this market, call agents and ask.
