I believe that it all depends on the builder that you are considering buying from. Most new homes do end up costing the buyer more in closing costs due to the fact that the builder does not split the transfer and recordation taxes with you.
I feel that it is important for any buyer to have their own representation, even when purchasing from a builder. Builders have their own contracts that benefit them. If you do not have any background in these types of contracts, you can wind up having problems. A builder will hold you to your contract no matter what happens and I have known people that needed to get out of a contract and could not. Just really bad overall situation that can be avoided if you get a good agent that can read all of the fine print for you.
I also feel that when you buy a home, whether it is new or not, you must have a good home inspector to check it out. Even new homes are not perfect. I have personally found that some older homes that have been well cared for and updated throughout the years can actually make a better investment than a new home built today.
