Most people think that going after a short sale is a great way to get a bargain. Although this can be true, many times it's not and the problems that can come up with short sales may not make it worth it. If a bargain is what you're looking for, I would suggest you interview agents that act as buyers' agents and enter into a relationship with one that trust and is the most knowledgeable about the area in which you want to live.

Jbarash,

For a particular house to be a candidate for a Short Sale, the Owner must be able to show that they are in distress, have no assets and are least one month behind on mortgage payments. Distress can be job loss, reduced income, heath bills, etc. When a Real Estate Agent takes a "Short Sale Listing", they typically note that in the Multiple Listing System so Buyer's Agents and their Buyers are aware.
