A title company should do the title search and be able to provide you with a clear title. It is what they do all day long and they are experts at it. With that being said if it makes the buyer or seller more comfortable hiring an attorney to review things, then by all means do so. We have close numerous properties with just the title company involved. It is whatever makes the client feel most at ease. The choice is always left up to the buyer or seller.

It's always advisable to get an attorney, particularly when you're closing on a short sale. They do cost money but they bring peace of mind - and they may be able to help you avoid a misstep.
Still, it is not a requirement to have an attorney close the transaction for you; a title company will suffice. Most deals are done through regular title companies in our state - although many attorneys will offer somewhat competitive rates for the same service.

Hi Mary,
Title companies represent the closing of the purchase and sale. They do not represent you personally. You will receive a title policy. An attorney who specializes in Real Estate will represent you personally, and can be well worth the money.
