Is it a good time to buy in or around sunriver?

Been looking in and around Sunriver for 11 years and think I am ready to purchase if the time is right. I am trying to determine if waiting another year is the best bet. Also leaning more towards outside of Sunriver as the prices there are still too high for what I want. Also I am interested in finding a buyers agent that specializes in 97707 area code.

If you are still looking around Sunriver, also consider the areas around it. Many of the new homes built are
sitting empty and prices have dropped significantly. Let me know if you want to discuss this further.

The time to buy is before rates go up. The inventory is there and rates are down. You have to decide if the Sunriver lifestyle is for you. The area more than doubles in the summer time and it is very quite in the winter. Do you have kids? If you do there are not alot of kids to play with I am told who live there all year check with the school. I love to vacation there and I have a time share there but I am not sure about the peace and quite of the summer rush. I can give you some great buyer agents that know the area. Give me a call.

We have a wonderful neighborhood with paved streets, CC&Rs, close to Willamette Ski Pass, Odell Lake, Crescent Lake, Pacific Crest Trail and a proposed golf Destination Resort only minutes away. It is a good time to buy in Sunriver, there is a large inventory to choose from. it's a great family friendly resort which provides something for everyone and year round activities. It has a great nightly rental potential if you are lookijng for an investment property. Right now I have some great listings that are below 230 sq.ft. furnished and are away from the railroad tracks and near the north end...feel free to email me at

Sunriver is a solid market. It's a vacation destination for the entire Northwest. If you have the means to buy right now, keep your eye out for the right property. Then do your personal due dillegence and make an offer. If you wait too long you may miss the bottom.

There are some great Short Sale and Distressed Property opportunities out there. You just have to find them. If you go this route, you need a representative who can negotiate with the bank. The banks are hard to deal with, and "time is of the essance" means nothing to them. Distressed properties can take months to close, but you could find the perfect deal out there.

Hello Whitewater,
A lot of people buy vacation homes in Sunriver. In River Meadows right now there are 13 Residential homes that are active ranging from $187,990 to $599,000. If you would like the information on these homes and more history on the area then please let me know. I can email you the CC&R's, tax maps etc. In River Meadows there are tennis courts, a pool and a Deschutes River Pathway. Its a resort like community with HOA fees of around $225 per quarter. In Sunriver itself there are 17 Residential properties under $300,000 and 56 properties under $400,000, this includes Residential Single Family Homes, Condominium's, and Townhomes. In Three Rivers South there are a total of 49 Residential homes available under $300,000. If you would like more information on other areas, or if you want the information on any of these listings, then please let me know. I am not sure if you plan on renting out your vacation home while you're not visiting? If you are I can also give you the information on the property managment companies that can help you with the renting while you're not staying there.

Thanks for the answers. I agree SR is best overall on the location/location/location scale but value is not very high at least not yet. I am not sure if they have had much price drop and going into summer will probably keep things flat unless the market turns even worse. The only "deals" seem to be next to the RR tracks or early 70s homes. I like all that SR has and the only place that I like similar to SR is River Meadows as I want paved streets/bike paths and CC&Rs. . I think there are a few places in there that look interesting right now but don't know enough (history wise) to know if that is a good place or not. For me it will be a vacation home so that makes things different.

Hey Whitewater!

Yes it is a Great time to Buy! I had property in Sunriver and I wish I would have never ever SOLD! The market in the Bend-LaPine-Redmond is Brutal and I agree that it is got ot be close to bottom. I doubt you can get nearly as good of a buy in Sunriver than out. It is a one of a kind local and people just wnat to be there and not necessarily even down the street.

So assess what your goals are. If you want Sunriver shop hard and make a move in the next 60-90 days. If you want to move to the area than follow Selena's advoce and buy outside of the project and you will get a way better deal.

Good move and good decision to buy in one of America's Most Desireable areas....Bend, Oregon!

Hello again,
I also wanted to mention to you that just outside of Sunriver you can get a lot more for the money and the prices are generally lower in the Three Rivers South area just outside of Sunriver. There are some good deals right now, even in Sunriver itself. The problem with waiting another year is that we don't know if these good prices are still going to be as good a year from now. I have started to get a lot busier again and after talking with several other agents I am hearing that they are getting busier again too. In my opinion I don't feel like the market is going to get much lower with prices. I think the market will start to level off more now. With my clients a lot more of them that have been holding off for a while are starting to buy now. Anyway I hope this information is helpful and please let me know if you would like my help?
