Is it a good idea to buy a carriage home from Khovnanian or to go for single family in Pulte(chester springs?

It all preference. They are both good investments as well as both good builders.

Hi. As a general matter, single family homes tend to be better investments than carriage homes, as single family homes are typically more sought after, etc. In addition, with single family homes, you often get a larger yard which, again, tends to increase value.

Both Hovanian and Pulte are fine builders so you can't go "wrong". Indeed, for some buyers, a yard (with more grass to mow and more property to maintain, etc.) will not be a benefit or positive feature.

I would suggest that you and your family tour both communities and then evaluate how you really "live".... decide which floor plan(s) will work better for you and your family......evaluate the upgrades you would want and get a realistic budget for each home.

Also, if you haven't yet hired a buyer's agent for yourself, I HIGHLY recommend that you do so right away. A buyer's agent will cost you NOTHING, but will provide you with guidance, advice and insight that will likely prove invaluable to you as you prepare to make what is likely to be the most expensive investment of your life. People often feel that they don't need a Realtor when buying new construction.....but they couldn't be more WRONG! Please remember that the person sitting in the Model home represents the BUILDER, not you. The contracts used by new home builders are often written by them (or their attorneys) and you need someone who is familiar with these documents and can point out "the small print" for you -- to be sure you don't sign away any rights, etc. (Before entering the real estate industry, I practiced law for nearly ten years....as such, I'm intimately familiar with contract law and can alert you to contract language that impacts you.)

Before you decide which Realtor to hire, I would suggest that you interview 2-3 Realtors and really "grill 'em". Make them tell you why you should hire them. Make them tell you how they're different from other Realtors out there, etc. Then, decide who you felt most comfortable with -- that is, who you "clicked" with and who you trusted as well as who you believe has the experience and know-how to truly protect YOUR interests.

The KHOV carriages homes are a great buy as you get a single family home w/o the price tag. Unlike carriage homes from builders like Toll and Orleans, the KHOV carriage homes are designed as 2 single family homes sharing a small wall only on the first floor. You get yard on 3 sides and some models have windows on all four sides. Comparatively, Pulte's single family homes are tightly packed and lack privacy. So my opinion: see the KHOV carriage homes yourself before making a decision. You'll save 10s of thousands of dollars and get a large house (they are all 2650+ sq ft.).
