Simple answer, Yes. For around or just under 200K , the best area IMHO is any subdivision off sycamore parkway in south Tracy. especially below the valpico.JSD line. 170-200K, should get $1400-$1600 and rent out quickly because its a top area..

Yes, it is a great idea in the current market. Great Prices and low interest rates. Tracy has many great areas under 200K. One of my clients from San Jose just purchase a home for investment and have it rented already.
A good analisys needs to be done with your realtor as far as the amount of rent and the payments on the house.
The cost and liabilities of renting with a Property Management company and doing yourself. Not recomended.

Buying an investment home in Tracy is a great idea. Because of the recent foreclosure market, there are plenty of individuals that have been displaced out of their homes, do not want to move to another city, and NEED a rental situation.
