Is it a good idea for a buyer to request a home inspection prior to submitting an offer? What are your thoughts on this?

Hi there! By the way great question! While it may seem like a good idea to have an inspection done prior to making an offer, it does not make sense. You have no contract with the Seller to purchase the property. In Wisconsin we have an inspection contingency built into our offers. Once you have an accepted offer on a property then invest the time and money on the inspection.

I don't think it makes sense to spend the money on a home inspection, before you even know if you and the seller can reach a "meeting of the minds" on price.

I would suggest as part of an offer. So you would write it contingent upon a home inspection. Typically buyer's would want the offer to come together and then spend the money on a home inspection vs. spending the money on the inspection then not have the offer come together for other reasons.
