Oak street is more residential which appeals to families more I think.

Both are great locations that are in great demand right now. The Avondale/Riverside and Kings street corridors offer so much and people like to be within walking distance of fun and interesting venues.

Comps depend on so much more than just size, condition and locale. Sean is correct, your best bet is to have a Realtor take a look at your house and do an analysis.

The locations are obviously very similar. Your house on Oak is substantially bigger than the Herschel house, which is a plus for value. But most important is the condition of the home. The Herschel house appears to have been in excellent condition and was completely updated when it sold.

If you are looking to sell Oak St or just get a value for it, you'd best best to have a Realtor have a good look at it then run comps for you. My office is right around the corner, I'd be happy to take a look no charge.
