Is fort Myers a good city to buy residential real estate for rental?

Nothing wrong with short sales. They can be difficult and you need patience. You need local specialists when buying real estate so we would need to connect you with an Orlando agent.

I have been looking at the listings and found a lot of short sales in the $50k range that are interesting I inquired about one of them and found out it was Chinese dry wall. What are the disadvantages of short sales, what should i watch for and are there realtors who are experts in it? I also want to buy a property in Orlando. Are there realtors who serve both markets?

Several of my clients buy and sell properties through me exclusively for the purpose of renting. We also have the properties managed for my clients in Northern US, Canada and Australia. We have great success with our waterfront (canals) and golf course communities. Fort Myers is very accessible to the beaches as well as Cape Coral, San Carlos, Estero, Bonita Springs, Naples and Lehigh Acres. As others have said it's a great time to buy and rent. The rental market here is soaring. One way to guarantee a renter, would be to purchase one with a tenant already in place. No matter where you buy investment property, analyze the ROI carefully. What will the home cost to refurb, what will the overhead be and what is the potential rental income. Sections of each town or county will vary in desirability.

Fort Myers is a great and large metro area, but I'd also advise you to broaden your search to the Estero area, where the rental market is heated up by the demand generated by Florida Gulf Coast University—students and faculty alike. Yes! Fort Myers is growing and building. Unfortunately, guaranteed rentals don't exist but we have great property managers and with the right home at the right price, it should rent in this market.

I would agree with the others. Absolutely YES!!! I would be happy to help you find either a single or multi-family home or a condo. We have all price ranges.
some folks prefer the newer communities with lots of amenites, some go for more distressed neighborhood where they get a better return on their investment (as long as the tenants are good, pay their rent and don't trash the place).

Lee county is a good place in my opinion and rental demand is strong. There is no possible way to guarantee anything in life except death & taxes. The rest needs to be determined using facts & expectations combined with reality.
