Almost a trick question. I live right near there and know the area. Be careful, some of the homes there are on lease land and some are on fee land. You might be comparing a comp ( a sold price) for a property on lease land with a property on fee land, where you own the land, which is like comparing apples and oranges. If this is on fee land, it is a pretty good price. If it was on lease land, not as good.

That's seem more on the high end but it depends on what kind of amenities and upgrades the unit has to justify the price. There are currently 8 active properties for sale at Mountain View Villas, ranging from $215,000 to $259,900. Based on the recent solds (last 6 months) the price per sqft there is $196.12. FIRST ANSWER

I own investment property in the Desert and it all depends in what area the condo is located. Is it in a country club community? Is it on fee or leased land? What are the HOA dues? Rancho Mirage is a great community...there is a lot of inventory on the market....making it a great time to by.

I see ouare from Canada.....are you considering buying for use "in season" only?
