Is every house part of an HOA in Sun City?

Ya gotta be careful with terminology in Sun City. There IS an "HOA", and membership is voluntary at 20 bucks annually. However... there is also the Sun City Association dues of around 450 bucks per household that is mandatory. That allows for two people residing in that residence access to the Sun City amenities... like pools, spas, weight rooms, etc.

Now... here's the rip off.... if an individual owns two or more properties within Sun City, he STILL only receives two membership cards (for the first household)... yet pays the dues on EVERY property he owns... while receiving NOTHING in return for those dues.

The board needs to address that.

Homeowners (Houses) do not pay HOA's. Condos and townhouses do. We own a condo and our HOA is $113 per month and covers water, landscaping, outside pest control, and sewer and garbage along with exterior maintenance. Houses are responsible for all maintenance and fees of their property. Everyone pays the annual Recreation Fee of $456 which is for the use of the rec. centers and golf courses. Sun City has a type of home for anyone. It is a special place and we are so grateful to have found it. We are from Illinois.
