Jennifer, Home Buyer in Piedmont, CA

Is anyone in Piedmont considering putting their home on the market soon? Not much inventory right now.

Piedmont is interesting....in the month of Nov, there were only 7 single family homes on the market. As of today, there are only a total of 3 single family homes on the market. In January '07 there were only two. (Source: Trendgraphics.)

There is seldom a lot of inventory in Piedmont....the high point this past year was in March with 25 homes.

The agents that are telling you there are "homes coming on the market after the holiday" may not be familar with Piedmont. Average time on the market is 30 days (up from 17 days in Oct!) and median prices are up dramatically year to date.

Piedmont is hot and inventory moves quickly. Good luck!

Piedmont is a high demand community due to schools and lifestyle. The inventory is always tight and especially during the holiday season.

A local Realtor can get you signed up on a listing watch so you are immediately notified when a new property hits the market. Good luck.

I don't live in your area - but I would contact my agent. They usually have data bases full of homeowners that withdrew their listing, or the listing simply expired.

If those home owners knew that there was an interested enough party, at the right asking price - they just might re-list their home.

Yes, the inventory is a little low right now in Piedmont. However, homes should begin to come on after the Labor Day Holiday. Many families wait to put there homes on after evryone returns to school.
