I am not real sure about the condos, but I just did a short sale in Fairwood. I paid 800K and sold for 350K just to give you an idea of what the houses have sold for. I will also share with you my honest opinion - after all it is "FREE". The community is definitely an eye catcher. However, please be aware of the HOA fees that are between $1600 -$1800 per year depending on the analysis. Those fees cover the upkeep of the grounds (including landscape,waste, and snow removal), the pool (party/or recreation room if your HOA dues are not past due), and let's no forget Security. A beautiful community, but lots of stipulations. To rent the party room there is a list of do's/don'ts (CRAZY) and if not adhered too there will be a cost associated. The snow was never fully removed within my section (The Pride) and partially removed on Fairview Parkway, and for such a large community WHY does the pool only go to 5feet. So, if you don't mind giving up a couple of thousand dollars a year - Good luck!

The builder is still in that subdivision which has a big effect on the prices. In addition, Fairwood in general has been hit hard with short sales. The resale price for 2br/2bath is between $275-$300,000 with the larger 3br units in the high $300,000s.
