Yes and no. Exemptions may include triplexes + multiunit structures built after 1978...if you file the right paperwork. Currently, when you lease an apartment in Santa Monica, your rent can be increased every September by an amount determined by the general assessment, which is announced in July.
As an FYI, the general assessment has yet to equal City of L.A.'s 4% annual rent increase allowance AND, it has never equalled the rate cost of living increase.
Beyond that, Santa Monica is a great place to live.

YES.. all of it is under rent control. The next question is, what is rent control and what does it cover... and it is a very long answer... so you may want to hone down your question to a specific issue and then seek answer from them. The city's website has comprehensive information about it... they are very strict with enforcement of rent control...

Hi Ellie,

Santa Monica is known for its rent control ordinances, but people who lived there many years ago will tell you that today's rent went up, generally speaking.

Did you find your dream property or are you still looking?

Dear Ellie,
Yes it is and it has been for many years. Santa Monica is known for it's Rent Control Ordinances. For specific information on a particular address go to http://csmweb4.santa-monica.org.

Even though Santa Monica has a Rent Control Ordinance, I would urge you to contact the Rent Control Board directly. Many properties are covered under the ordinance, however, if you call them and give an address, they will let you know if the property is covered or not and any nuances of the ordinance for that particular property.

The CIty of Santa Monica has different laws and criteria than the City of Los Angeles.

No. There are units that are not under rent control. Do you have a specific property in mind?
