Are you serious? Nearly every re-sale house in the Windemere build is a short sale and that market is only starting to see its adjustment. Most of the loans sold there during 2004 and 2005 were five year exotics (e.g. Option ARMS) that are set to recast in 2010 and 2011. The builders are desperate to close out inventory before that next big wave of adjustments hits. Do your research, as there are plenty of good posts and articles about the Option ARM recasts. If you buy, make sure you are okay with staying for at least 10 years and can stomach the potential for 2-3 years of post purchase, negative equity.

A Comparative Market Analysis is a tool that we use to help a buyer determine what they want to offer. Based on a preliminary search, I am finding roughly $241 per Sq. Ft. for 2009 comps pending (Santorini on Kennard with casita) in the last 30 days. However - upgrades & options, lot size & orientation, location, etc. Those factors are all important in determine the value of the property. I only found two (2) "new" homes on the MLS that went pending in the last 30 days, a very small sample, both on 10K plus Sq. Ft. lots.
