Is a first level master bedroom in a single family home difficult to sell in a towns like brookfield, bethel?

Asked by Aravind Ramamurthy, Danbury, CT Wed Aug 15, 2012

I am first time home buyer in market for a single family home, have found couple of properties that we like but for the 1st level master. My concern is in its resale value few years down the line (even 5, 10 years from now). Is there a market for such homes? Any advice.

Hello Aravind

Homes with a first floor Master are short in supply, however demand for such homes is certainly on the rise for variety of reasons such as

a) culture
b) ageing population
c) Inlaws, etc

As such the trend is certainly in your favor, but hard to predict where it wil be in a few years. However, as long as you can buy at a favorable price, you shouldn't have issues with resale. Work with an agent who has expertise in valuations and negotiations.

Feel free to call me for any help

Thank You

A first level master is not a problem for re-sale. In fact, with the aging baby boomers, it will be easier to sell homes with main level master bedrooms in the future.

Hi yes there is a market for a first level master bedroom, it's usually a family with older children or a family that has member(s) that need first level bedroom because of physical limitations. A home with a first level master and all other bedrooms upstairs would generally not be ideal for a family that is starting out or with small children.

The obvious group that would be interested in a first floor master bedroom style are those that do not want to, or are unable to, walk up and down stairs. Brookfield is a mature community, so there are people in who fit this demographic. Additionally, families with older kids, the home owner wants a little separation from the kids rooms. Having the master bedroom on the first floor and the kids rooms on the second floor could accomplish this as well.

Aravind, there is always a market for homes with the master bedroom on the main level.
People with knew problems or with in-laws are always in search of one level houses. Currently I working with buyers in the Bethel area who are specifically looking for the master on the main floor.
Today, Sunday I also showed another buyer a 2 level Contemporary 3 Bedroom in Brookfield with a master on the main area. The house was too big for them, but they loved the idea for the future.

Nothing is difficult to sell if you purchase it at the right price. Make sure that you work with an experienced buyer's agent who will provide a market analysis for any home that you are considering. The, when it is time to sell, make sure that the agent that you choose has a good track record for getting his listings sold and uses every available technique and avenue to expose the property to the market. In either case they should be tech savvy and invest in their career by taking courses that give them up to the minute information on current ways to buy and sell Real estate.

lst floor bedrooms are good to have when you are older, so you don't have to climb
stairs, for families...alll the kids go upstairs and mom and dad down...or if the kids
are small everyone sleeps upstiars...and bedroom down can be used as a family room.
I see no bad reasons to have l bedroom down.

The market for a ground level/first floor master is becoming more in demand every day, that is why builders are building them. In fact the older people get the more for they want a single level home, but will often settle for a two storey home if there is a first floor master.

I hope that helps you.

Aravind, Ask your agent to provide you the history of sold properties in peak period in those area where you are looking the houses with master bedroom on 1st floor ( they can check only with the mas on 1st floor). If you find that those were like the other houses ( master bedroom on 2nd floor) then you are fine. Having master bed on first floor is good for the people with in-laws or comfortness of the people if someone dont want to go up and down for the bedrooms or if someone having problem in knees, walking prefer to 1st level master bedroom. Lot of Asian prefare having the mas bed on first floor because of their parents living with them.
I hope it will help you to make decision!
