You have to take builders quality and construction on a case by case basis, not all builders are good builders no matter what the price of the home is or where it's located. What do you consider an "exciting floor plan"? - Taste and Quality can be subjective depending who you're talking to. Real Estate agents only have detailed information about homes they list, they can get you more information about the homes if you ask them to and are not working with 10 different agents.... Look at a Brand new SF 2G home near former ford/old post area. That house is build with cheap material, really low quality and most shockingly unexciting floor plan…for a 2008 home! I am sure French st house will be same. My advice, if you get above 450k, you ought to have moderate quality, modern floor plan and yes, master bedroom with Jacuzzi! I feel most, 9 out of 10 RE agents, and there are just too many everywhere, are clue less about market, location, construction, and about the very house they are showing. Where in Edison?
For a brand new home in Edison with the specs given, chances are it IS a very fair price but to be sure . Also what is the size of the lot and is it a Brand New home or a New home based off an existing foundation, I see a lot of that going on in certain parts of town for tax reasons. It would be considered a remodeled home not new, even if all the walls were knocked down except for the frame for one. In these cases you'd just have to ensure the foundation was sound. Is this a free standing home? Townhouse? Model Type, Garage? Currently I only see 1 new home for sale in the 08837 zip code and it is going for $739,900 There are however 34 active listings for homes built since 2007 ranging from $439,900 to $2,300,000 available throughout Edison, keep in mind those are asking prices. Tracy bought 7 condos in Edison and now bought a house at Monmouth Junction. Her husband Peter run Peter Auto Care and service my car. You can reach Tracy by calling her 917 669-8209 (cell). Her husband Peter used to work at Toyota Queens, Toyota Avenel and Toyota Dayton as senior mechenics. He is very few senior mechenics at Toyota who can replace engine.

It's all based on the recently sold comps. If you are working with your own buyer's agent (which is definitely recommended) - they could run the numbers for you.
