Is Western Hills subdivision in Flint Twp considered a depreciating sub?

I am considring buying in this sub, but I don't want to be stuck with an unsellable property down the road.

I am a Realtor located in Genesee County where Western Hills is located. Western Hills has always been and still is a high demand subdivision. There are large well built homes, nicely established yards and it is convenient to expressways, shopping malls and other conveniences. The schools are high rated with excellent programs, sports, and community education. There are currently some excellent buys in this subdivision and it would be an opportune time for buyers. There are 28.5% fewer listings than a year ago. We are seeing multiple offers on homes available. The number of sales is up 15% from a year ago. Average price has changed from -25% a year ago March to up 6% a year ago October. The housing data indicates that we are moving forward and this would be an excellent time to purchase a home. I sincerely recommend that you consider the Western Hills area. FIRST ANSWER

I can't speak to that sub specifically, but I live in a wonderful home in a wonderful sub and it may still be depreciating. It is my belief that about all areas of Michigan have "depreciated" greatly the past few years. There have been so many different "reasons" for this and most have been beyond any one person's (group's) control. I hope the slide is about over, but today I advise my buyers to buy because it's a great tax deduction and buy a home that gives you pleasure. You have to live somewhere - pick a home that you will enjoy. That lovely car and new suit will depreciate. The lovely restaurant meal is gone.
So buy and if you are a first time buyer do it quickly. That $8000 "gift" will not last.
