Have you visited the area recently? There are several neighborhoods that each have their own benefits. You may have seen the community in the heart of Shell Beach that has mostly cute beach bungalows built in mid-century. Several homeowners in that area have improved their property to modern 2 story homes with roof decks to optimize the ocean views. Further north is an area called Palisades where you will find a variety of larger homes built in the mid 1980's that were built to optimize the ocean views. In the same area you will find scattered multi-million dollar homes, especially in "The Bluffs". There are the newer constructiion developments on the east side of the freeway that have had some serious price reductions because of the traffic noise from the freeway. Premium real estate...your choice!
I feel that Shell Beach is an area of the Central Coast that would be considered premium because it is located in an area of the coast that tends to be protected from prevailing north winds. It is a quaint seaside town with cute restaurants and shops. People enjoy kayaking and surfing on the couple "locals-only " beaches ...tell you more later :-) I feel a sense of community when in the area. The tourists tend to stay mostly in the downtown Pismo Beach district.

Depending on the home. The homes above and on the east side of Hwy 101 get a lot of freeway noise during peak traffic hours. At times, the traffic noise is minimal. Most of the homes on that side of the freeway have insulated homes and windows, which silinces any outside noise. Of course, Barbequeing on the deck is another this. But the ocean views are spectacular from up those residences and help to silence the truckers.
On the west side of the freeway, the freeway noise if less on an issue because it is below the freeway. The closer you get to the water, the more of the ocean you hear.
In terms of the weather, we have moderate temperatures all year long. It can get foggy when the inland areas have extreme heat. There will be some early moring fog on most days in Spring, Fall and Winter, but will burn off and be fantastic by mid morning.
Shell Beach is one of the safest places on in U.S. Though the crime index seems to be higher in Shell Beach than Pasadena, it may be because of our lower population which effects crimes per capita, or maybe Pasadena is a really safe city too :)

Our little slice of paradise has very moderate temperature in the weather. This is the reason why homes built in this area do not have air conditioning.
Shell Beach is a sought after area and many homes are on the west side of Hwy 101 with little to no taffic noise. The east side of the freeway however will have taffic sounds.
It's hard to envision anything relevant to city or the likes of when you walk along the shores of Pismo Beach looking out to the wonder of the mighty blue Pacific. Pismo Beach is a place meant for relaxing and enjoying the summer days whether it be strolling through town for an ice cream or down to the pier to see what they're catching or just checking to see if the surf's up.
Shell beach is great for walking along the cliffs ~ the sheer bluffs that tumble to meet the crashing white wisps of Pacific Ocean spray. Sit at one of the benches there awhile and you can listen to the gulls' chorus and sometimes even catch a glimpse of a whale passing by on it's journey either north or south. There are stairs down to the beach and when the tides out; the tide pools are a wealth of treasures for those who like exploring.
Shell Beach long ago annexed by Pismo Beach, And then there are the "Five Cities of San Luis Obispo County, clustered amid coastal mountains, farmland, and the Pacific Ocean." Grover Beach whose beach really belongs to Pismo Beach, Arroyo Grande and unincorporated Oceano that lies stretched along the shore inland of the dunes. Not as well known as San Simeon may be for it's Hearst Castle, or San Luis Obispo for it's colleges and Mission perhaps; but the Five Cities have their own special charm.
Grover Beach really has no beach of it's own as it really belongs to Pismo Beach, but it does have access to a state operated ramp for driving on the hard packed sand down the beach and out to the dunes that run along side Oceano. Like a string of tide pools, our little cluster of 5 cities lies strewn along the coast line each offering up it's own treasures.
The village of Arroyo Grande is a charming town that lies under the moderating influence of the Pacific marine layer. It maintains a distinct village character being a pedestrian friendly town famous for it's swinging bridge. At 171 feet long, and 40 feet above the Arroyo Grande creek, the swinging bridge is a favorite pedestrian through way to reach the unique collection of shops and boutiques. Farmer's Market adds to the vibrant flair of the Arroyo Grande village on Saturdays while live entertainment can be heard on the bandstand often heralded by the family of protected strutting roosters and their flock as they parade through town and around the market place at will. Shell Beach is one of the most desirable areas in San Luis Obispo County to live. It has some of the best coastal whether as it is sheltered by the point at Avila Beach and thereby does not get much of the summer fog that other areas get. Regarding freeway noise, because of some physical matter that I cannot explain sound carries up. It is louder on the uphill side of the freeway than on the downhill side. When you get down by the ocean bluffs you can hardly hear it all. Shell Beach is one of the most sought-after places to live in the area. Weather is great. It is little north of Pismo Beach so gets less fog. It's on the leeward side of a pennisula which blocks the prevailing winds and hence the fog. We have many micro-climates in the area, and this is one of the best ocean-front climates. As for noise: the 101 freeway can be noisy. Uphill is worse. Sound travels uphill. So the areas on the west side of the freeway, and below the freeway and closer to the ocean has less noise....besides if you don't listen too closely...trafic kind of sounds like waves breaking. Best area for climate and no freeway issues is Avila Beach.
