This home sold 1.31.14 after 444 days on the market. It was a 'short sale'. Probably one of the many nightmare short sale transactions that we as Realtors are all too familiar with. This is one of the really hot areas in the Denver suburbs now because of the under $200,000 price range. I have my buyers set up on Listing Alerts programs so they can know the day a new home listing comes on the market. They often go in days if not in hours on the market.

My website has up to date listings (it only shows active properties). The Denver market is quite fast paced so properties are moving pretty quickly. I would not compromise at all ... it is better to wait for the right property. I relocated here several years ago so understand what needs to happen. Dear Linda,

I'm sorry to hear about the binder in. I understand why you would be so frustrated. How big of a home do you need? The reason I ask, is because I also own some rental properties in the Aurora and Denver area, and if you were interested, you could take a look at them and see if they would meet your needs. We could sign a lease that would allow you to terminate the lease for my property anytime you find a property that you want to buy. That way you could kill two birds with one stone: you would have a place to stay and there would not be any pressure to buy the property that you do not want. Then, once you find the property like, I would allow you to terminate the lease without any penalty as long as you use me as your real estate agent when buying home. I own four properties in the Denver area myself and I have a lot of experience in the local markets. Would this be something you might be open to further discussing?

We have been following homes on Trulia for months in anticipation of our move to Denver only to find that every home we selected was already sold, short sale, or forclosure. That leaves us with very little to choose from. Trulia needs to update their information much more rapidly. The site is very misleading and I won't be using it again. Because of this, we may be forced to buy a home we're not happy with.
